Terms & Conditions | Booking Information for Springfield Cottage

Thank you for choosing to book with Springfield Cottage.  We look forward to welcoming you.  By making this booking you are entering into an agreement with us.  Please read our terms and conditions of booking below.

Payment

A non-refundable £200 holding deposit is required to reserve a stay. The balance will be due at least 28 days prior to your stay. We reserve the right to cancel reservations not paid in full at this time prior to the arrival date. If your stay is within 28 days it must be paid in full on booking.

Seven Day Refund Entitlement

If you change your mind within seven working days you are legally entitled to a full refund of any payments made directly through our own website. We are unable to control payments that are made through other websites.

Damage to property

The person who booked the accommodation is responsible to the owner for any costs of extra cleaning, breakage or damage to the cottage which are caused by you or your party. These costs will be charged to you and are not limited to any amount. You may be billed for repairs. No repairs of any kind to the property or contents must be attempted by you or your party. Any damage must be reported immediately to the owners.  We do not normally charge for minor breakages but would be grateful if you make us aware of them so that we can replace them for the next guests.

Deposit, cancellations and changes

By making your booking, our agreement is a legal contract and your deposit is non-refundable.  Full payments are also non-refundable. However, if we manage to re-let the property, we will refund you in full, less your £200 reservation deposit. We recommend you take out travel insurance to cover against unforeseen circumstances. We reserve the right to cancel your stay at short notice if unexpected circumstances arise. In this case, we will refund you the cost of your stay in full or offer you an alternative date.

Use of property

Only the agreed number of guests must stay at the property.

Arrival

Your accommodation will be available to you from 4.30pm on the day of arrival, unless otherwise arranged.  We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing the cottage.

Late arrival procedure

Please ensure you advise us of your anticipated time of arrival so that we may greet you personally.  If we are unable to do so, or your arrival is extremely late then we will arrange for the keys to be available for you.

Departure

Please be ready to leave the accommodation by 10.30am on the day of departure, unless otherwise arranged, so that we can begin cleaning the property for the next guests.  We will be able to store luggage if required.

Acceptance of Children

We do allow children but ask you to be mindful of the deep pond and Dartmoor lanes

Pets

Sorry, we do not allow pets on this property at the current time.

Extreme weather

We will not issue refunds if heavy snowfall or other extreme weather means you are unable to travel. We recommend you take out holiday insurance to cover for this eventuality.

Fair usage policy

Usage of electricity, complimentary toiletries or food items which the owner deems to be excessive will be charged at our discretion. Molton Brown bottles left empty or removed from the property will be charged at £15 each.

Fire risk

Barbecues and smoking indoors is strictly forbidden.

Complaints and difficulties

Please inform us of any problems immediately. We will deal with them straight away. If a serious problem arises that we cannot resolve by the evening, we will book you into alternative accommodation of a similar standard.

Right to evict

The owner reserves the right to evict guests without compensation in the case of anti-social behaviour, unreasonable breakages, if smoking restrictions are not observed, if visitors are causing a fire risk, if the accommodation is being misused, or if there is a breach of these terms and conditions.

No tenancy

The agreement is for the reservation period only and is not intended to create the relationship of landlord and tenant between the visitor and the owner. The visitor shall not be entitled to a tenancy, or to any assured short-hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or upon termination of the agreement.

Keys

Lost keys will be charged at £10 per key.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Accidents, injury and personal property

The owner has no liability to you for the death or personal injury to you or any member of your party. We suggest you take out travel insurance to cover you for personal injury during your stay.

Right of entry

We reserve the right to enter the property to inspect it or carry out necessary repairs or maintenance during your stay.
